General enquiries
About our role and how to get in touch.
What does Meadow Court Management Limited do?
Meadow Court Management Limited provides residential property management-related services. Depending on the property and the agreed scope of work, these may include communal area management, maintenance reporting and coordination, contractor liaison, planned maintenance coordination, cleaning and grounds maintenance arrangements, shared facilities and resident enquiries.
The services available for a particular building are governed by the relevant management arrangements and any applicable lease or other property documents.
How can I contact your team?
You can contact us through the website’s Contact page or by email at enquiries@meadowcourtmanagement.services. Please include your name, the property address and a brief description of your enquiry so that we can understand what assistance you are seeking.
What information should I include in an enquiry?
Please provide the information relevant to your enquiry, which may include:
- Your name and preferred contact details.
- The full address or identifiable location of the property.
- The relevant communal area or facility, if applicable.
- A clear description of the question or issue.
- When the issue was first noticed and any relevant photographs, if appropriate.
Please avoid sending unnecessary personal information, payment details or sensitive documents that are not required to deal with the matter.
How quickly will I receive a response?
Response times can vary depending on the nature of the enquiry, the information provided, current workload and any relevant management arrangements. If a particular service agreement specifies an acknowledgement or response period, that arrangement will apply.
If you are reporting an urgent safety issue, please identify the urgency clearly and use the appropriate emergency service where there is an immediate threat to life or safety.
Maintenance and repairs
Reporting problems and understanding the next steps.
How do I report a maintenance issue?
Use the website’s Maintenance Reporting page or contact us through the Contact page. Describe the location, the nature of the problem and when it began. Photographs may help explain visible damage or the condition of a communal area.
Please state whether the issue appears to be worsening or presents a safety concern. Do not put yourself at risk to inspect, photograph or investigate a problem.
What happens after I submit a maintenance report?
Where the issue falls within our agreed management responsibilities, the report may be reviewed, recorded, referred to the appropriate contact or contractor, and followed up as required. Further information may be requested if the location, nature or circumstances of the issue are unclear.
The process, authorisation requirements and next steps depend on the property arrangements, the nature of the work and any applicable safety or access considerations. Submitting a report does not itself confirm that a repair has been approved or scheduled.
Does reporting an issue mean the repair will be completed immediately?
No. A report allows the matter to be considered, but the timing of any inspection, authorisation, contractor attendance and repair will depend on the circumstances. Factors may include the severity of the issue, access, the availability of appropriate contractors, parts and materials, and any required approvals.
Any timescale communicated for a particular matter should be understood in the context of the information available at that time. Acknowledgement of a report is not the same as completion of the work.
What should I do if a maintenance issue is urgent?
If there is an immediate danger to life or safety, contact the relevant emergency service without waiting for a response to a website enquiry.
For urgent property-related problems, such as a serious leak or a potentially dangerous defect, use the emergency reporting route specified in your property information or management documents, if one has been provided. You may also notify us using the available contact details, but a website form or email should not be treated as an emergency response service.
Can I arrange repairs directly?
Before arranging work to a communal area or another part of a building outside your own responsibility, check the relevant lease, property rules and management arrangements. Approval may be required, and responsibility for costs can vary.
If you are unsure whether a repair falls within your responsibility or the building’s management arrangements, contact us with the details before committing to work where it is safe and practical to do so.
Communal areas and shared facilities
Information about the spaces residents use in common.
What are communal areas?
Communal areas are parts of a residential building or development intended for shared use, where applicable. These may include entrance halls, corridors, stairways, shared gardens, access routes, bin storage areas and other shared facilities.
The exact areas covered and the responsibilities for maintaining them depend on the property’s layout, lease and management arrangements.
Can personal belongings be left in shared corridors or stairways?
Residents should follow the building’s applicable rules and avoid leaving belongings in a way that obstructs escape routes, access routes or shared facilities. Items in communal areas may create access, housekeeping or fire-safety concerns.
If you are unsure about a particular item or location, check the relevant building guidance or contact us for clarification. Any action concerning items will be subject to the applicable arrangements and legal requirements.
Who is responsible for cleaning communal areas?
Cleaning responsibilities vary by building. Where communal cleaning is included in the agreed management arrangements, the work may be coordinated through a cleaning contractor or another appropriate service provider.
The frequency and scope of cleaning should be checked against the arrangements for your property. If you notice a problem with a shared area, please report its location and describe what needs attention.
How should waste and recycling be managed?
Please use the designated waste and recycling facilities and follow any instructions provided for your building or local collection service. Keep shared access areas clear and report overflowing bins, damage to bin storage facilities or other waste-related issues where appropriate.
Collection arrangements and accepted materials may differ between properties and local authorities. Refer to the guidance that applies to your address.
What should I do if a shared facility is damaged or unavailable?
Contact us with the property’s address, the name or location of the facility and a description of the problem. If the issue creates an immediate safety risk, keep a safe distance and contact the relevant emergency service where necessary.
Any inspection, repair or reopening will depend on the nature of the issue, the relevant responsibilities and any necessary authorisation.
Contractors and access
How maintenance visits and contractor arrangements may work.
Does Meadow Court Management Limited carry out repairs itself?
Our role may include coordinating maintenance enquiries and liaising with suitable contractors where this falls within the agreed management scope. Whether work is undertaken by a contractor or another party depends on the type of work and the arrangements for the property.
Please do not assume that every reported issue is covered by the same service or that every repair can be authorised without further assessment.
Will I be told before a contractor visits?
Where a visit requires resident access or specific arrangements, the relevant contact or contractor may need to coordinate a suitable time with the affected resident. Notification procedures can differ depending on the work, access requirements, urgency and applicable property rules.
If access to your own home may be required, please refer to any notice or communication you receive and contact the relevant party if the proposed arrangements need clarification.
Can I request a particular contractor?
You may include a contractor suggestion in your enquiry. However, contractor selection and appointment depend on the relevant management arrangements, the nature of the work, any approval requirements and other practical considerations. A suggestion does not constitute an appointment or approval.
How is planned maintenance arranged?
Where planned maintenance coordination forms part of the agreed service, the process may involve identifying a maintenance requirement, reviewing available information, coordinating inspections or quotations, seeking any required approval and arranging follow-up with the relevant parties.
The scope, schedule, funding and approval process will depend on the building’s management arrangements and the work involved.
Residents and communication
Keeping enquiries clear and property-related information useful.
Can I ask a question on behalf of another resident?
You may submit a general property-related enquiry. However, where the matter involves another person’s personal information, tenancy or ownership details, access arrangements or other private information, we may need to confirm your authority before discussing those details.
Please provide only information that is necessary for the enquiry and avoid sharing another person’s private details without an appropriate reason.
How can I report a concern about noise or the use of shared areas?
Please provide a factual description of the concern, including the relevant location and approximate dates or times where useful. We can consider the information in light of the building’s applicable rules and the scope of our management role.
Not every neighbour or resident dispute falls within a property manager’s authority to resolve. Where appropriate, residents may need to contact the relevant local authority, emergency service or other responsible organisation.
Can I update my contact details?
If you need to update contact details held for a property management matter, please contact us and explain which property or enquiry the update relates to. We may need reasonable information to verify the request before changing records or disclosing information.
Please do not send passwords or full payment card details when requesting a contact-detail update.
Management arrangements
Understanding service scope, responsibilities and costs.
Are all property management services available at every building?
No. The services provided depend on the relevant management agreement, the property’s arrangements and any instructions or approvals that apply. A service described on this website is not necessarily included in the arrangements for every building.
If you need to confirm whether a particular matter falls within our role, please contact us with the property address and a brief description of the service you are asking about.
Who is responsible for the cost of maintenance?
Responsibility for maintenance costs depends on the nature and location of the work, the relevant lease or agreement, the property’s ownership and management structure, and applicable legal requirements.
Before relying on a cost allocation, please review the relevant property documents or seek clarification from the appropriate responsible party. This website does not set out the specific financial obligations for every property.
Can you confirm whether a particular repair is included in the management service?
Yes, you can contact us to ask for clarification. Please describe the work and identify the property. We will consider the enquiry against the management arrangements and any relevant information available.
Additional information or authorisation may be needed before any work can be confirmed or arranged.
Where can I find information about your service policies?
You can review the relevant policies on our website:

How is my personal information used?
Personal information may be used to respond to enquiries, manage property-related communications, record maintenance reports, coordinate relevant services and meet applicable legal or administrative obligations. Information should be handled in accordance with the applicable data protection requirements.
For further information about the types of information collected, purposes of use, retention and your rights, please read our Privacy Policy.
How do I raise a complaint?
If you are dissatisfied with a service or the handling of a property-related enquiry, please contact us and explain what happened, the property or matter involved, and the outcome you would like us to consider. Include relevant dates and correspondence where available.
We will consider the complaint in line with the applicable complaints procedure and the responsibilities relevant to the matter. Any response or review timescale will be subject to the published policy, applicable requirements and the circumstances of the complaint.
Please refer to our Complaints Policy for further details.
What if my enquiry concerns an organisation outside your management role?
Some matters may be the responsibility of a landlord, freeholder, residents’ management body, utility provider, local authority, emergency service or another organisation. Where the appropriate responsibility is clear, we may explain that the matter needs to be directed to the relevant party.
Our ability to act on behalf of another organisation depends on the applicable authority and agreed scope of service.
